At Lovins Realty we manage properties for many property owners, this and compliance to Georgia Laws and good practices require us to have policies in place and follow particular guidelines. We try very hard to explain the process to each of our potential residents in a manner that is easy to understand and we hope that this process will result in a pleasant experience for you.
Several things go into a decision on an application. There is little discretion in most cases by management. Here are just a few of the many items considered:
1-Credit Score/ Your credit score doesn’t have to be perfect, but it does have to meet specific requirements as set forth by the property owners and this may vary from property to property. Obviously, a $300 rental and a $1500 rental may have different requirements.
2-Income/ Your debt to income ratio is a good indicator of whether your particular property choice would be appropriate to you. At Lovins Realty, we try very hard to consult with you to help you find a property that not only fits your needs but also your budget and when the time comes to start looking to purchase we’d like to be the ones who help you connect with a lender that can help you take that next important step from tenant to owner. If you apply for a property that you do not qualify for based on your income, we will be happy to help you find another that would be a better fit. We want your experience to be a positive one.
3-Background Check- As a property management company we are required to run a background check.
4-References- We are required to check references in most situations.
